Job Description

Our leading real estate investment firm is looking for a property manager. The ideal property manager must be able to manage a portfolio of properties and possess strong leadership and customer service skills in dealing with residents, board members, and vendors. This position will be responsible for enforcing regulations, preparing budgets and processing financial matters, and attending board meetings (day or evening). This position requires someone who has strong computer skills, is able to take initiative, is well organized, detail-oriented, and able to speak in front of large groups.   • Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals
  • Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes
  • Advertise vacancies, obtain referrals from current tenants, show units, and showcase advantages of locations and services to help obtain new tenants
  • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing
  • Manage day-to-day operations of coop and condo associations
  • Oversee maintenance and repair projects, ensuring timely and cost-effective completion
  • Develop and manage annual budgets for each property
  • Maintain relationships with board members, unit owners, and vendors
  • Ensure compliance with all applicable laws, regulations, and building codes
  • Manage staff, including hiring, training, and supervision
  • Provide regular reports to board members and stakeholders
  • Develop and implement plans for capital improvements and long-term maintenance
Qualifications:
  • Enjoys negotiating and cultivating a rapport with clients and team members
  • 1-2 years of customer service and sales experience preferred
  • Able and willing to work both evenings and weekends
  • Ability to use computer programs such as Microsoft Office
  • Great with people– warm, friendly and helpful in person and on the phone
  • Bachelor's degree in Business, Real Estate, or a related field
  • 3+ years of experience in property management, with a focus on coop and condo associations
  • Fluency in Chinese (Mandarin or Cantonese)
  • Strong computer skills and proficiency in operating Apple computers and software
  • Knowledge of NYC building codes, regulations, and laws
  • Strong communication and interpersonal skills
  • Ability to manage multiple properties and tasks simultaneously
  • Strong problem-solving and decision-making skills
  • Proficient in Microsoft Office and property management software
